Completed as the next chapter in the ongoing evolution of the downtown corridor, Phase 2 of the Redlands’ Packing House District builds upon the foundation established in the initial development, further strengthening the area’s role as a vibrant and connected urban destination. This phase builds upon the district with a carefully composed mix of uses. The JRiley Bar, Coffee Shope, expanded retail, and a new parking structure are woven into the existing fabric with intention. Together, they support a more active public realm while strengthening the identity of the district. The design continues to draw from the district’s historic brick architecture, maintaining visual continuity while introducing new layers of activity and engagement.

A key component of this phase is the revitalization of the historic Redlands Santa Fe Train Station, originally constructed in the early 1900s, which has been carefully restored to honor its legacy while reestablishing it as an active and meaningful civic landmark. This preservation effort reinforces the district’s connection to its transportation history, anchoring the development within a broader narrative of regional growth and movement. Adjacent to this, the parking structure is elevated beyond utility through the incorporation of Redlands inspired tile murals, transforming it into a visual asset that contributes to the cultural fabric of the site.
Landscape and site development continue to play a defining role, with an emphasis on lush, layered planting that contrasts against the rich red brick facades. Dense greenery weaves throughout the pedestrian spaces, softening edges and creating a series of shaded, inviting environments that encourage lingering and social interaction. This interplay of architecture, history, and landscape results in a cohesive and immersive experience, reinforcing the district’s identity while advancing its role as a dynamic hub for community life and continued revitalization.
